Maintenance Supervisor for Flathouse Studios

Maintenance Supervisor *This role supports two locations in Greenville and Mauldin, SC Locations: Flathouse Studios - Greenville, SC The Courts at Maverick Yards - Mauldin, SC SUMMARY: The Maintenance Supervisor oversees the physical condition and maintenance operations of the apartment community. Responsibilities include repairs, make-readies, preventive maintenance, budget monitoring, and construction coordination. This role requires a flexible schedule, including weekends and holidays as needed. KEY RESPONSIBILITIES Supervise and schedule maintenance staff; assign and monitor work Coordinate with the Community Manager on inspections, move-ins/outs, and priorities Manage service requests, ensuring timely completion and minimal callbacks Plan and oversee apartment make-ready processes Conduct daily property inspections to identify safety hazards and maintenance needs Perform and schedule preventive maintenance on equipment and units Order supplies and manage maintenance budget (with approval for major purchases) Coordinate vendor services, warranty work, and contract quality Support hiring, training, and performance evaluation of maintenance staff Ensure compliance with safety standards and conduct periodic safety audits Respond to emergencies (weather, fire, floods, etc.) Maintain organization and cleanliness of maintenance areas Assist other communities as needed and perform additional duties as assigned SKILLS AND ABILITIES Strong knowledge of HVAC, plumbing, electrical systems, appliances, and general repairs Ability to prioritize tasks, meet deadlines, and manage multiple responsibilities Strong communication and interpersonal skills Ability to work independently with attention to detail and professionalism Proficient with maintenance tools, equipment, and basic computer use SUPERVISORY RESPONSIBILITIES Oversees maintenance staff including technicians and groundskeepers QUALIFICATIONS High school diploma or equivalent required; technical training preferred Minimum 5 years general maintenance experience and 1+ year of supervisory experience Multi-family maintenance experience preferred Valid driver’s license required Certifications: EPA (Freon), CAMT preferred; additional trade certifications a plus TECHNICAL REQUIREMENTS Ability to troubleshoot HVAC, plumbing, electrical systems, appliances, and equipment Knowledge of preventive maintenance and safety practices PHYSICAL REQUIREMENTS Regular standing, walking, lifting (50+ lbs), climbing ladders, and outdoor work Ability to operate tools, equipment, and perform manual labor safely WORK ENVIRONMENT Combination of indoor/outdoor work with moderate noise levels Exposure to weather, tools, and maintenance-related hazards BENEFITS Eligible full-time employees receive health (HDHP/PPO), dental, vision, life insurance, disability, HSA/FSA, EAP, 401(k), 12 holidays (including birthday), and up to 130 PTO hours.
